Manhattan’s newest luxury pad includes a basketball court, an arcade room, a full size gym and a rooftop bar and a library. And that’s just on the first three floors.
The first luxury rental tower of the Manhattan West Development opens this week, and developers say they hope to compel their tenants to think twice about leaving home. The Eugene, at 435 West 31st St., features more than 844 rentals, including 169 units that were set aside for affordable housing and rented out through a city lottery.
Rents start at $3,200 and the affordable units range from $913 for studios to $1,359 for three bedrooms, according to the city. More than 70,000 New Yorkers applied for the affordable units’ lottery, said Maria Masi, a vice president of development at Brookfield Property Group.
The building’s lobby is defined with wood paneling and includes a concierge service and bike storage. The units include floor-to-ceiling windows with vistas of the city’s skyline and modern finishes to the bathroom and kitchen.
All tenants will have access to a study lounge, an entertainment room which includes a TV and more. Some of the flashier amenities — such as the arcade room and the basketball court — require an extra fee.
The tower also includes a 4,600-foot rooftop terrace. A members-only rooftop establishment, The Hudson Club, features a cocktail bar, poker room and piano lounge.
Although Manhattan West is a smaller scale development project compared to its neighbor Hudson Yards, it’s still changed the look of the West Side.
The 7-million-square-foot space, situated between Ninth and 10th avenues and West 33rd and 31st streets, includes four office towers, retail space, a hotel and a two-acre public park that is designed by the team that worked on the High Line.
One Manhattan West, one of the mixed-use commercial space buildings, is slated to open in 2019 and will be the home of NHL headquarters.
